6 Bed HMO Refurbishment, Hull

We purchased a tired HMO in Hull located in the trendy area of Princess Avenue. This HMO needed a full refurb to bring it up to standard and to make it a fantastic co-living space for young professional people. 

A 3 storey mid 1800’s Victorian property with bags of space, potential and charm. 

This is a 6 bed, all ensuite HMO from the mid 1800’s was in a tired and neglected state with leaks, damp, damages, electrical faults…. It had it all. 

We carried out the following works:

1. Full strip out and back to brick in most areas
2. Damp treatment and prevention
3. Removal of utility room wall to create a better usable space
4. New communal ceilings to meet fire regulations
5. Replacement of the victorian door frames to meet fire regulations
6. Electrical re-wire with upgrades to the Fire Alarm system and detectors
7. Wooden gutters replaced with new UPVC 
8. Whole house plaster / skim
9. New emergency lighting
10. New lights, sockets and switches, with USB switches in every bedroom
11. New internal and external doors
12. New kitchen and utility
13. New en-suites x 6
14. New flooring and carpet
15. New contemporary furniture and furnishings

To help aid our vision, we produced a 3D design to keep our focus and to aid our build team to fully understand how and what we wanted to achieve on this project.

The end result, a brand new 6 bed all ensuite co-living space ready for its new tenants.
