We purchased a former 16 bedroom YMCA which was original 2 large victorian mid terrace houses converted into one unit. This property has planning permission to change it back into 2 separate properties and to convert each one to accommodate 3 flats in each side.

Situated near the seafront in Great Yarmouth, the location is ideal for access to the Town Centre, the famous Golden Mile of Great Yarmouth’s seafront amenities and the port area.  These properties would have started their life as quite regal houses for the prominent town-folk of Great Yarmouth. Boasting huge internal rooms with high ceilings, it’s a vast property ideal for conversion to suit modern living in the area. 

THE
VISION .

This project allows us to create a set of modern flats, consisting of 4 x 1 bedroom flats and 2 x 2 bedroom duplex flats ideal for the housing requirements for the area. 

Taking this property back to brick and completely redesigning the layout means we can create something special and practical for people to live in and call their home.

Here we can take on every aspect of property renovation from the planning, designing, materials and interior design. We plan, as with some of our previous projects, to try and retain as much of the original Victorian period features as we can, bringing character and elegance to the property.

ISSUES .

This project encountered numerous challenges, including:

  1. Electrical Issues: Significant delays due to complications with power supply.
  2. Regulatory Hurdles: Changes to building control and fire regulations required design alterations.
  3. Pandemic Impact: COVID-19 restrictions, staff isolation, and supply chain disruptions caused delays and increased costs.
  4. Unexpected Site Issues: Roof problems, failed drains, and missing windows required additional work and resources.
  5. Soundproofing Regulations: Additional costs and installation were necessary to meet new soundproofing standards.

Despite these obstacles, we successfully navigated the project and completed a high-quality build. However, due to time and financial constraints, we had to divide the property and sell it in two parts.

While unexpected challenges are common in construction, effective project management is crucial to overcome them.
