2 Bed Terrace Full Refurbishment, Norwich

THE
PROPERTY .

We purchased this amazing 3 bed Victorian terrace which had become neglected over the years and hadn’t been updated since around the 1970’s – it even came complete with its own little bar for entertaining!

Situated in the North of Norwich, this property is typical of the Victorian house design of the time in the City. Starting life with two reception rooms and a kitchen, an outside toilet (still functioning!) and 3 bedrooms upstairs, with the 3rd bedroom off the 2nd bedroom. The 3rd bedroom in this one had since been turned into a bathroom within the past 40-50 years.

THE
VISION .

Our vision was simple. Turn this property, currently lost in the 1970’s, into a wonderful, modern house for someone to enjoy and be proud to call their home.

Downstairs we wanted to increase the internal living space, creating a larger kitchen and a separate inside toilet.

Upstairs the layout would remain the same whilst being refurbished, complete with a brand new modern bathroom and shower.

The property needed to be updated to meet current EPC requirements with new heating, insulation and energy saving lights installed.

We didn’t want to completely lose the connection this property had with its Victorian heritage though. So we looked to retain some of the original features such as the original Victorian doors and opening up the blocked off fireplaces. 

THE
DESIGN .

To help aid our vision, we produced a 3D design to keep our focus and to aid our build team to fully understand how and what we wanted to achieve on this project.

THE
RECEPTION
ROOMS .

The property had two reception rooms. We replaced the ceilings, replastered the walls, and exposed the fireplaces to create a more modern, open feel to the property. 

We wanted to make the property feel fresh and sophisticated, so we painted the walls in a crisp white, painted the skirting, doors and architraves in a matt grey and featured black accessories such as the door handles, throughout the property. 

THE
KITCHEN .

We extended the kitchen into adjoining outside store area and the existing outside toilet. This allowed us to make the kitchen space bigger, providing more cupboard space and food prep space without compromising on areas for white goods.

We opted for a black and white theme in this property. We fitted a stainless steel sink with a black finish tap, slate matt finished soft close kitchen units with a wonderful wood effect worktop. We even managed to squeeze in a dishwasher!

Off the kitchen we created a new downstairs toilet, making perfect use of the existing outside toilet facilities.

These changes are a great additional to this property. Kitchen space is so important in our modern lives and the convenience of having a downstairs toilet means guests do not have to go upstairs and through the main bedroom to access a toilet, creating more privacy for the home occupier.

THE
STAIRS .

An often overlooked area when viewing a property. The stairs in this property had a false ceiling making it very dark, very low and very enclosed. We removed this, opening up a wonderful lofty space removing any feeling of  being claustrophobic.

We fitted a new modern style black handrail which really sets off the tone for this property, inviting you to go upstairs.

THE
BEDROOMS .

The property had two large bedrooms either side of the landing with the original third bedroom having been turned into the main bathroom. We again, replaced the ceilings, replastered the walls and exposed the fireplaces to create a more open and fresher look to the property.

Fitted with new, grey carpet to compliment the grey skirting these rooms feel warm, cosy and inviting.

The original Victorian doors here were fitted with new door locks which matched the original Victorian design giving them a nod to their history and given a fresh coat of paint to keep with our theme. 

THE
BATHROOM .

The main bathroom in this property was very tired, very old and even featured a cast iron bath!

We replaced the bathroom completely. Installing a modern bath with a rail fall shower, toilet and basin. Here we set the style by fitting a black finish tap, black shower set and a smoked shower screen.

We replaced the ceilings, replastered the walls and laid premium flooring to compliment the very modern feel to this room.
